PROPERTY MAINTENANCE & HANDYMAN SERVICE PROPOSAL

Thank you for the opportunity to help with these projects. Following our meeting and inspection of the property, I have prepared the following estimate based upon the actual conditions and access requirements observed.
Because the requested work involves several different types of service and equipment, the work will be completed in multiple stages. This allows each project to be performed properly while minimizing unnecessary equipment rental and setup costs.
1. Birch & Spruce Tree Removal
Scope of work:
Remove one approximately 8-foot birch tree and one approximately 8-foot spruce.
Carefully cut and dismantle the trees due to their proximity to the house.
Remove resulting branches and manageable debris from the immediate work area.
Clean the flower-bed area following removal.
Estimated service: $250
The relatively small size of the trees allows this work to be performed without the specialized equipment that would be required for larger tree removals.
2. Stump & Root Grinding
Following tree removal, the remaining stumps and significant surface roots will be ground sufficiently below grade to allow the flower bed to be used for future perennial plantings.
Estimated service: $250
This estimate includes anticipated stump-grinder rental and associated equipment costs.
The purpose of the grinding is to prepare the area for future landscaping rather than to completely remove every root from the surrounding soil.
3. Gutter & Downspout Cleaning
Scope of work:
Approximately 225 linear feet of gutters.
Clean existing gutter screens.
Remove accumulated debris from gutter surfaces.
Clean all six downspouts.
Remove and clean the debris screen associated with each downspout.
Blow loose debris from roof edges and surrounding areas as practical.
Ground-level cleanup following the work.
The house has a roof pitch of approximately 7/12, requiring appropriate ladder setup and roof-access procedures.
Estimated service: $300
4. Dryer Vent Cleaning
The dryer exhaust run is approximately 17 feet from the dryer to the exterior wall penetration.
Because the washer and jumbo dryer are installed inside a bedroom closet, direct access to the dryer connection would require substantial disassembly, including removal of the closet's bi-fold doors and potentially moving the washer, dryer and bedroom furniture.
The initial approach will therefore be to clean the exhaust system from the exterior termination whenever practical, using appropriate vent-cleaning equipment.
Estimated service: $150
This estimate assumes the vent can be adequately serviced from the exterior without removing the washer, dryer or bedroom furnishings.
If the vent cannot be adequately cleaned from the exterior, any additional appliance removal, furniture relocation, disassembly or reassembly will be discussed before proceeding.
5. Kitchen Faucet Replacement
The kitchen faucet will be supplied by the customer.
Because of the high-end cabinetry and the restricted access beneath the sink, additional precautions are necessary to protect the cabinetry during installation.
A temporary support system will be fabricated and used to distribute body weight and prevent excessive loading of the lower cabinet trim and shelf while working inside the cabinet.
This will include:
Fabrication of a properly sized 4½-inch support block.
Fabrication and use of a temporary cantilevered support jig.
Protection of the cabinet structure while accessing the faucet connections.
Removal of existing faucet.
Installation of customer-supplied replacement faucet.
Reconnection of existing water supply lines.
Testing for leaks and proper operation.
Estimated service: $175
The additional charge reflects the restricted access and protective support system required to safely perform the work without unnecessarily risking damage to the customer's cabinetry.
Estimate assumes existing shutoff valves, supply connections and plumbing components are serviceable. Any pre-existing plumbing failure or replacement of defective components will be discussed before additional work is performed.
6. Bathroom Faucet Replacement
Customer-supplied replacement faucet.
Scope of work:
Remove existing bathroom faucet.
Install customer-supplied replacement.
Connect to existing water supply.
Test for proper operation and leaks.
Estimated service: $125
Estimate assumes existing plumbing connections and shutoff valves are serviceable.
7. Exterior House Cleaning
Clean accessible exterior surfaces exhibiting accumulated dirt and green organic/algae growth.
Estimated service: $400
The estimate includes normal setup, cleaning and cleanup associated with the exterior washing.
Final scope is based upon accessible exterior surfaces and the conditions observed at the time of service. Areas requiring unusual access, specialized treatment or repairs will be discussed separately if encountered.

This is a good-faith estimate based upon the conditions observed during the property inspection and the scope described above.
The project will be scheduled and performed in stages according to weather, equipment availability and the most efficient sequence of work.
Important Project Conditions
This estimate covers the specific services listed above. It does not include repairs to concealed, defective or deteriorated plumbing, electrical systems, building components, gutters, siding, cabinetry or other property conditions discovered during the work.
If an unforeseen condition is encountered that would materially change the cost or scope of a particular service, the work will be paused and discussed with the customer before additional charges are incurred.
Customer-supplied items include the replacement kitchen and bathroom faucets.
Specialized equipment rentals required for the identified work are included in the applicable service estimates.
